There is, on occasion, some confusion about our real estate category of "Oceanview". It would make sense, some would think, that if the ocean can be seen from a particular piece of property... that's "oceanview", right? Well, yes, one would think so... but no. As confusing as it might seem, there's another category: "Oceanfront". If a property is perched right on the ocean edge and if it borders the Pacific Ocean high-tide line, it's "oceanfront"! You're still with me?

Some people insist on being on the ocean bluff (oceanfront, of course) where, when they look to sea, there's nothing between them and the horizon and Japan but air and water... or the occasional ship, seagull, seal or whale to spoil the view. Others tell us they don't care how far back they are from the bluff or beach as long as they can see, hear and smell the ocean.

Recapping, "Oceanview" is a category meant to describe any property NOT perched on the ocean edge, but one that still has an oceanVIEW. We've cleared that up, now, have we? Good.

There are different degrees of oceanview, of course. Some ocean view properties are a matter of a few feet away from the ocean's edge; others are a mile or more. When it comes to describing real property, you will see, in real estate ads, descriptions such as:

In a constantly fluctuating real estate market, the number of oceanview properties available for sale has ranged from about 25 to 75, a result of supply and demand.
